These terms and conditions apply to stays in the accommodation facility "Chata Zabrdka", Zabrdi 49 46352 Osecna . The parties to the contractual relationship are, on the one hand, the accommodation provider, and on the other, the customer who is booking the stay. A customer can be either a natural person or a legal entity (hereinafter referred to as the "customer"). The customer, who is listed on the contract, represents all participants of the stay, is authorized to act on their behalf and is the only responsible person in relation to the accommodation provider.
By confirming the reservation at the accommodation facility, the customer agrees to these terms and conditions.
The contractual relationship between the customer and the accommodation provider is established by confirming the reservation Chata Zabrdka , Zabrdi 49 46352 Osecna by the customer in the online reservation system and by paying the deposit/full amount for the accommodation, as stated in Article 3, point 3.4 of these terms and conditions. The customer pays the deposit/full amount for the accommodation to the credit of the accommodation provider's account. In exceptional cases, when the customer does not have access to the Internet, he can make a reservation by phone.
Both the customer and the accommodation provider agree to the use of postal or electronic (e-mail) communication. Notifications made in one or the other mentioned way are recognized by both parties as valid written notifications.
The price of the stay means the price stated in the reservation system and the info email (contract) about the accommodation, which will be sent to the customer after confirming the reservation in the online reservation system name of the object.

Other services, namely ........................... , are not included in the price of the stay and are paid separately, by bank transfer based on a request sent by the reservation system or the accommodation provider at the time of their withdrawal.
When handing over the key to the accommodation facility, the customer is obliged to pay a refundable deposit (deposit) of CZK 1000 to the accommodation provider or a person authorized by him . The deposit (deposit) will be returned to the customer on the day of departure by the accommodation provider if the customer has not caused any damage to the property. In the event of damage, the accommodation provider is entitled to reduce the deposit by an amount equal to the amount of the damage caused. If the deposit is insufficient, damages are governed by point 4 of these terms and conditions.
The lodger has the right to pay the price of the stay before its implementation. Unless otherwise agreed in a written contract between the accommodation provider and the customer, the customer is obliged to pay a deposit of 50% of the price of the stay within 5 days from the date of sending the booking confirmation in the online reservation system name of the object to the customer's account. The customer is obliged to pay the additional payment of 50% no later than 10 days before the day designated as the start of the stay. If the customer does not comply with the payment conditions for the payment of the stay, the effects of the contract concluded between the customer and the accommodation provider will cease and the accommodation capacity will be offered to other interested parties.
The customer is obliged to pay for any damage caused in the premises reserved for accommodation, free entertainment or relaxation, including compensation for lost profit up to the amount of 20,000. CZK. Higher damages incurred in areas reserved for accommodation, free entertainment or relaxation in full, including compensation for lost profit in the amount of the valid price for accommodation for the entire period during which the object/room/apartment/relaxation area will be taken out of service, can be claimed by the accommodation provider in accordance with Act No. 89/2012 Coll., Civil Code. The customer has this obligation even if the damage is caused by children or other persons staying with the customer.
The accommodation provider is obliged to hand over the accommodation premises to the customer in a condition suitable for proper use and to ensure the undisturbed exercise of his rights related to the accommodation. The lodger takes care to eliminate reported defects without unnecessary delays and is obliged to maintain the accommodation premises in proper technical and hygienic condition.
The accommodation provider has the right to inspect the accommodation premises in the customer's presence after the end of the customer's stay. We ask customers not to consider this activity as a sign of distrust. Thank you for your understanding.
The host is not responsible for injury to health (or damage to property) of customers caused by their carelessness, inattention, carelessness, misuse or poor supervision.
The customer has the right to use the spaces reserved for accommodation, as well as the common spaces of the building. You will receive a key at the beginning of your stay. This key must be returned to the accommodation provider at the latest at the end of the accommodation. The customer is obliged to prevent the loss or theft of this key and not to lend it to persons who are not staying in the building. In case of loss, theft or misuse of the key, the customer is obliged to pay a contractual fine of CZK 2,000 to the accommodation provider ; this does not affect the accommodation provider's right to claim compensation for the damage caused.
Ubytovatel ubytuje zákazníka od 14.00 do 19:00 hodin příslušného dne nástupu k ubytování a zákazník je povinen objekt opustit v den ukončení ubytování nejpozději do 10.00 hodin. Přesnou hodinu ubytování příslušného dne si zákazník dohodne telefonicky s ubytovatelem.
Nedodrží-li zákazník tuto dobu, bude mu účtována cena za další den pobytu, dle platného ceníku.
Doprava na místo pobytu je individuální a veškeré náklady s dopravou na místo pobytu hradí zákazník.
Počet ubytovaných osob nesmí přesáhnout lůžkovou kapacitu objektu. Přesný, případně předběžný, počet ubytovaných osob je uveden ve smlouvě, kterou obdrží zákazník po provedení rezervace. Pro děti do věku 3 let lze objednat postýlku i židličku zdarma při rezervaci v on-line rezervačním systému.
Je zakázáno, aby celá kapacita jméno objektu byla využita pouze nezletilými osobami mladšími 18ti let či pouze osobami s omezenou svéprávností. V případě ubytování osob mladších 18ti let či osob s omezenou svéprávnosti, je třeba zajistit minimálně jeden zodpovědný dozor starší 18ti let, který se bude účastnit celého pobytu.
V zájmu úspor energie a potažmo ohleduplnosti k životnímu prostředí Vás žádáme, abyste v zimním období nevětrali dlouhodobě, natož pak za účelem snížení teploty v pokoji/objektu.
Ubytování či návštěva objektu s domácími mazlíčky je možná za dodržení níže uvedených podmínek.
Pes (jiné zvíře) musí být slušně vychovaný, nesmí škrábat po nábytku, válet se v postelích, případně po čalouněném nábytku.
Majitel psa bude dohlížet na jeho chování, aby nedošlo k poškození vybavení objektu. Dojde-li k poškození vybavení, je majitel psa povinen uhradit vzniklou škodu.
Doporučení: ubytování s domácím mazlíčkem středního a většího plemene předem projednat s majitelem.
Zákazníkovi není dovoleno brát do objektu sportovní nářadí a předměty, pro jejíž úschovu je vyhrazeno jiné místo.
Ubytovatel doporučuje zákazníkům, aby klenoty, peníze a jiné cennosti nenechávali v objektu, případně si cennosti řádně zabezpečili proti odcizení. Ubytovatel neodpovídá za ztrátu či škody na uvedených věcech. Ubytovatel není povinen zajistit úschovu těchto věcí.
Parkování vozidel zákazníků je umožněno na vlastním pozemku ubytovatele před objektem. Tyto plochy jsou volně přístupné, a proto ubytovatel neručí za případné odcizení vozidla, nebo věcí v něm, nejedná se o hlídané parkoviště.

If, for objective reasons, the accommodation provider is forced to change the essential conditions of the contract before the start of the stay, he may propose to the customer a change to the contract. In such a case, the customer has the right to agree to the change or withdraw from the contract. If the customer does not withdraw by written notice within 10 days from the date of delivery of the change proposal, it is considered that he agrees to the change.
The customer has the right to withdraw from the accommodation contract.
The host has the right to withdraw from this contract if the customer grossly violates the obligations set forth in this contract, the accommodation rules, or grossly violates good manners in the property.
Withdrawal from this contract must be in writing and delivered to the other contracting party. Withdrawal from this contract does not affect the obligation to pay claims from this contract arising before withdrawal or cancellation fees.
Withdrawal from the contract is governed by the following cancellation conditions, which determine the amount of cancellation fees:

29 – 15 days before arrival is 30% of the price of the stay
14 - 8 days before arrival is 40% of the price of the stay
7 - 4 days before arrival is 60% of the price of the stay
3 days or less is 80% of the price of the stay
No show is 100% of the price
Early termination of accommodation is 50% of unused services
The specified percentage amount of cancellation fees will be calculated (a) in case of withdrawal before the start of accommodation or no-show from the accommodation price, (b) in case of early termination of accommodation from guaranteed and unused accommodation services.
In justified cases (illness, death in the family, force majeure, etc.), a cancellation fee may not be charged based on the decision of the accommodation provider.
In the event of withdrawal from the accommodation contract, the accommodation provider is entitled to call on the customer to immediately vacate the accommodation premises and leave the building, and the customer is obliged to comply with this call without delay.
The customer is obliged to make a possible complaint always immediately after discovering a defect with the accommodation provider or the responsible person of the accommodation provider, so that a correction can be made.
